Tired of landlords doubling your rent overnight or agents slapping 20% fees on you? Lagos State says it’s had enough — and a new law is coming to stop it.
Lagos may soon clamp down hard on wild rent increases and shady estate agent charges. That’s the word from the State Commissioner for Housing, Moruf Akinderu-Fatai, who revealed plans for a new tenancy law during the 2026 Ministerial Press Briefing in Alausa, Ikeja, cbinews.tv reports.
According to Akinderu-Fatai, the bill is already before the Lagos State House of Assembly and has reached the committee stage. If passed, it’ll apply to every corner of Lagos — no exemptions.
So what’s in it? The law targets three big pain points for Lagosians: arbitrary rent hikes, illegal charges, and fraud by unregistered estate agents. And there’s a twist for tenants too. If you want to drag your landlord to court, you’ll need to show proof of rent payments and up-to-date utility bills first.“We’re determined to restore sanity, transparency and accountability,” Akinderu-Fatai told reporters. “Residents deserve protection from exploitation."
The state isn’t just talking. The Lagos State Real Estate Regulatory Authority, LASRERA, has already recovered over N270 million from fraudulent estate agents between 2025 and 2026. Akinderu-Fatai also doubled down on an old rule many agents ignore: estate agency fees in Lagos should not exceed 10% of total rent. Period. The Sanwo-Olu administration says the goal is simple — make housing deals more transparent, affordable, and investor-friendly across Lagos.
